El Redondo is a condominium community in Phoenix, AZ, governed by a Declaration of Horizontal Property Regime (CC&Rs). This 2003 Third Amendment amends the original rules to restrict rentals, limit how many units one owner can hold, and define conditions for home businesses. The rules bind all unit owners.
- Leasing & rentals: Units must be owner-occupied. Rentals are prohibited unless the Board grants a hardship waiver for up to two continuous years. Units 5, 8, 9, 11, and 15 are grandfathered to continue renting until sold to a new owner, who then cannot rent.
- Multiple ownership limit: No person or entity may own more than two units. Owners who already held more than two as of the amendment's recording date may keep those units but cannot add more or replace sold units if that would exceed two.
- Business use: Home businesses are allowed only if they are not detectable by sight, sound, or smell from outside the unit, comply with Phoenix zoning, are consistent with the residential character, and conform to any Board-adopted rules. No trade or general business is permitted.
