- What you own & maintain: You own the interior space of your unit, including interior walls and finishes. The association maintains the common elements (roof, main walls, drives, recreation areas) and carries blanket property insurance. You are responsible for repairs inside your unit and must not damage common areas.
- Leasing & rentals: Leases must be for at least 30 days; transient or hotel use (less than 30 days or with hotel services) is prohibited. Owners have the right to lease but must comply with the Declaration and Bylaws.
- Assessments: Monthly assessments are levied proportionally based on each unit's value. Unpaid assessments become a lien on the unit, enforceable by foreclosure. The board may require a reasonable rental payment during foreclosure.
