This document is a set of deed restrictions (Declarations of Restrictions) for Knoell Royal Oaks Unit Six, a single-family residential subdivision in Phoenix, AZ. It applies to all lots 910–1060 and governs what owners can build and how they can use their property. There is no homeowners association; restrictions are enforced by court action.
- Permitted use: Lots are restricted to single-family residential use only. No businesses, hospitals, churches, or other non-residential uses are allowed.
- Building size & setbacks: Any dwelling must have at least 800 square feet of ground floor area (excluding porches, garage, etc.). Front setback is 25 feet, side setbacks 7 feet on interior lots and 10 feet on corner lots (with a 5-foot interior side). Garage or carport must also meet setbacks.
- Minimum lot configuration: Lots cannot be subdivided to create parcels smaller than 60 feet wide at the setback line and 6,000 square feet, except for public utilities. Contiguous lots under common ownership may be combined and treated as one lot.
- Prohibited structures: No house trailers are allowed. No building may be moved onto a lot from another location. No garage or outbuilding may be used as a residence.
- Animals & livestock: No livestock (horses, cows, sheep, goats), poultry, rabbits, or swine may be kept on any lot.
- Business & commercial activity: No store, office, nursery, sanitarium, theater, saloon, or any other business is permitted on any lot. No business of any kind may be conducted from a residence. Churches and religious businesses are also prohibited.
- Duration & amendment: The restrictions run with the land until January 1, 2000, and automatically extend for successive ten-year periods unless a majority of lot owners vote to change them.
- What this document doesn't cover: This document does not create an association, impose assessments, regulate leasing, limit pets (other than livestock), or establish an architectural review board. It is a standalone set of deed restrictions.
