Canyon Creek Deer Valley is a single-family home subdivision in Phoenix, AZ. These covenants, conditions, and restrictions (CC&Rs) apply to lots 114–220 and run with the land, binding all current and future owners. They govern land use, building size and design, parking, and other activities to maintain the neighborhood's character.
- Land use & building type: Each lot is for one single-family dwelling plus a garage for up to three cars. The main floor must be at least 1,250 square feet (excluding porches, patios, and garage), and the lot must be at least 75 feet wide at the front setback line.
- Architectural review: All buildings, fences, walls, and other structures require written approval from an architectural committee before construction. If the committee does not act within 30 days of submission, approval is deemed given. The committee can be changed by a majority of lot owners.
- Fences & landscaping: No fence, wall, or hedge over 3 feet tall is allowed between the street and the front setback line unless approved by the architectural committee.
- Vehicle parking & storage: Boats, trailers, RVs, buses, and trucks over 1/2 ton capacity cannot be parked or stored on the tract's roadways. No vehicle may be dismantled, repaired, or stored where visible from the street. Garage doors must be kept closed except for ingress and egress.
- Livestock & pets: No horses, cattle, swine, sheep, goats, poultry (including chickens), or rabbits may be kept on the property.
- Business & nuisance: No mercantile, manufacturing, or trade business is allowed. No noxious or offensive activity; laundry or rags cannot be hung where visible from the street. Lumber and materials are allowed only during approved construction.
- Signs: Only one professional sign (max 1 sq ft), one real estate sign (max 5 sq ft), or builder signs during construction/sales are permitted, and they must be visible from the street.
- Term of restrictions: These covenants are effective for 30 years from recording (1974) and automatically renew for successive 10-year periods unless a majority of lot owners record an instrument to change or repeal them.
