What Colony South Homeowners Association's governing documents say
This is an amendment to the Declaration of Covenants, Conditions and Restrictions for Colony South, a planned unit development in Phoenix, AZ. It only modifies the phasing of the development by splitting the original Phase IV into Phase IV-A and Phase IV-B, and redefining which lots belong to each phase. It does not contain the full set of community rules.
- Document type & scope: This is an amendment to the main CC&Rs, not the full rulebook. It only changes the development phasing and does not establish any other community rules or restrictions.
- Phasing changes: The original Phase IV is divided into Phase IV-A (Lots 199-214, 227-239, and tracts P, R, and part of S) and Phase IV-B (Lots 183-198, 215-226, and tracts Q and part of S). The development now has five phases instead of four.
- What this document doesn't cover: This amendment does not address any typical HOA rules such as pet restrictions, leasing limits, parking rules, architectural standards, assessments, or use restrictions. Those would be in the original Declaration and other documents.
