Laveen Landing is a standard single-family home homeowners association (HOA) in Phoenix, AZ (70 lots). These Covenants, Conditions & Restrictions (CC&Rs) bind all property owners and establish rules for residential use, architectural review, assessments, and conduct. This document is a complete rulebook for the community.
- Property type & use: All lots are restricted to single-family residential use. Businesses are allowed only if not detectable from outside, involve no customer visits, and comply with other conditions. Leasing an entire residence is not considered a business.
- Architectural review: Any exterior alteration (including paint, fences, sheds, landscaping, solar panels, basketball goals) requires prior approval from the Architectural Committee. Applications are deemed denied if not acted on within 60 days. The Committee may charge a processing fee and has broad discretion.
- Assessments: Annual assessments are set by the Board; they automatically increase 5% per year unless the Board votes otherwise. Maximum annual increase without 67% member vote is 20% (with certain exceptions for insurance, taxes, utilities). A working capital fee of 1/6th of the current annual assessment is due from each new purchaser. Transfer fees also apply. Late payments incur $15/month or 10% interest (whichever greater).
- Leasing & rentals: Leases must be in writing, for the entire residence and lot, with a minimum term of 30 days. Owners must notify the Board of the tenant's name, lease term, and owner's address.
- Pets: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets only. Pets must be leashed (≤6 ft) on common areas and must not create a nuisance. Owners must immediately remove droppings.
- Parking & vehicles: Vehicles exceeding 1 ton rating, mobile homes, RVs, boats, trailers, and similar are prohibited if visible from neighboring property. Only operable vehicles may be parked in driveways; parking on yards is not allowed. No overnight street parking is mentioned; vehicles must be in garage or driveway.
- Landscaping & maintenance: Front yard landscaping changes require Architectural Committee approval. Rear yard landscaping must be completed within 180 days of escrow close. Owners must keep landscaping trimmed, weed-free, and in good condition. The Board may perform landscaping at owner's expense if not completed.
