Moonlight Glen is a single-family home subdivision in Phoenix, AZ, governed by a homeowners' association with an Architectural Control Committee. All homes must be used as residences by a single family. The CC&Rs set rules on architecture, use, parking, leasing, and maintenance.
- Architectural review: An Architectural Control Committee must approve all exterior changes, including buildings, fences, landscaping, and paint colors (unless same color). Homes are limited to two stories, must have tile roofs and stucco exteriors, and fences must be masonry. No chain-link fences without approval.
- Use restrictions: Each lot is for single-family use only (family related by blood/marriage/adoption, or up to 3 unrelated persons). No businesses are allowed unless entirely unnoticeable from outside. Pets are limited to domestic house or yard pets; dogs must be leashed (max 6 feet), and owners must clean up droppings. No nuisances, antennas, or outside clotheslines visible from neighbors.
- Parking & vehicles: No trucks, trailers, campers, or boats may be parked visibly on lots or streets for more than 48 hours in any 7-day period. Inoperable vehicles may not be stored visibly. Street parking by guests is limited to 48 hours. Garages must be used for vehicle parking only.
- Leasing & rentals: Owners may rent out an entire lot, but leases must be for at least 30 days. No transient or hotel use is allowed. All leases must be in writing and subject to the Declaration.
- Maintenance: Each owner is responsible for maintaining their lot and improvements in a neat and orderly condition. Public yards must be landscaped within 120 days of purchase from the builder. Damaged structures must be repaired within 6 months.
