This document creates a homeowners association (the Association) for 25 lots, subject to a master association (Master Association) that provides overarching rules, services, and a security system. - What you own & maintain: You own your lot and dwelling unit. You must maintain the exterior of your home, landscaping, and all improvements. The Association maintains common areas (e.g., open spaces, private roads) and may charge you for repairs if your negligence causes damage.
- Assessments & fees: Regular assessments are set annually by the Board and cover common expenses, including payments to the Master Association for services (e.g., cable TV, security). Special assessments (for capital improvements) require 66% member approval after the turnover date.
