This is a 2005 amendment to the condominium declaration for The Oasis at Gainey Ranch, a condominium community in Scottsdale, AZ. It adds a one-time Oasis Enhancement Fee of $500 payable by new unit owners upon transfer of ownership, to be used for capital improvements to common elements. This document is a partial amendment; the full set of community rules is in the main declaration and other documents.
- Transfer fee (Oasis Enhancement Fee): If you buy a unit on or after July 1, 2005, you must pay a $500 fee to the association upon transfer. The amount may be changed only by a 67% member vote. The fee is separate from any Master Association Community Enhancement Fee.
- Exemptions from transfer fee: No fee is owed for transfers by inheritance or intestate succession; between spouses, parent/child, siblings, grandparent/grandchild; to/from a corporation/LLC where the grantor/grantee owns a controlling interest; to the Association or Master Association; or under a written contract signed before June 1, 2005.
