Paradise Ho is a mobile home subdivision in Phoenix, AZ — each lot is for a single mobile home, and owners must be members of the Paradise Ho Mobile Home Owners Association. The association maintains common features like the front wall and landscaping along certain streets, funded by per-lot assessments. The rules include an age restriction (no permanent residents under 16), strict limits on pets and vehicle storage, and a requirement for architectural approval for any structures or changes.
- Age restriction: No children under the age of 16 years may permanently reside in any mobile home or residence on any lot.
- What you own & maintain: You own your lot and mobile home; you must keep the lot, landscaping, and improvements clean and maintained. The association maintains the wall fronting Bell Road and the landscaping along 14th Street and Bell Road once 75% of lots are sold.

- Use restrictions: Lots may only be used for a single mobile home as a residence; no nuisance or offensive activity; clotheslines must be in the rear and screened; trash must be in enclosed containers kept at the rear and screened.
- Assessments & liens: Each lot pays 1/44th of common maintenance costs. If a lot is not maintained, the Company may do the work and charge the owner, with a lien on the lot bearing 8% interest until paid.
