Water ponds on patios, balconies, and parking areas. Despite proper drainage design, the community may flood during intense prolonged rain or experience erosion.
- Access gates & emergency access: Two electronically activated gates provide privacy but do not guarantee security or prevent unauthorized access. Residents acknowledge the gates may restrict or delay emergency vehicles (fire, police, ambulances) and assume all risks; the Association has no liability.
- Developer expansion (7-year window): The developer may add up to four additional buildings over the next 7 years. If buildings are annexed, unit assessments and voting percentages will be reallocated proportionally based on the revised bedroom-count ratio.
