Siesta Mobile Estates (Unit Three) is a mobile home subdivision in Phoenix, AZ — you own your lot and place a mobile home on it, subject to a set of restrictions recorded in 1975. The rules bind all lot owners and are designed to maintain a single-family residential character with an adults-only age restriction.
- Age restriction (adults only): No children under 16 years of age may reside permanently in the subdivision. The community is intended for adults only.
- Single-family residential use: All lots are for single-family residences only. No more than one mobile home per lot, though a small vacation trailer may be stored if not detrimental to appearance.
- Mobile home approval & standards: No mobile home may be placed without written approval of the Company (or later committee) as to size, condition, and appearance. Each home must have complete sanitary facilities (toilet, wash basin, tub/shower, kitchen sink) and be connected to sewerage per county regulations.
- Setbacks and structures: No building may be closer than 20 feet to the front property line or 5 feet to the side line. Additions (carports, porches, rooms, storage) must be attached to the mobile home directly or by breezeway and blended in color. Pre-built structures require written approval. Only new materials may be used.
- Pets: No livestock (horses, mules, goats, cows, chickens, pigs) are allowed. Dogs must be kept on a leash or enclosed in a yard.
- Parking & vehicles: No washing machines or appliances may be kept outside. No large construction machinery, dump trucks, tractors, blades, or junk cars may be parked on any lot.
- Signs: No 'For Sale' or 'For Rent' signs may be posted without written permission of the Company for ten years from the recording date (1975).
- Architectural committee: The Company may appoint a Planning and Architectural Committee of 3 to 7 owners who reside in the subdivision at least four consecutive months each year. Once appointed, this committee takes over the approval authority of the Company. If not instituted within 15 years, a majority of owners can petition to create it.
