This is an amendment to the full CC&Rs for The Estates at Palos Verde, a master-planned community in Phoenix, AZ. It changes the fee structure but does not replace the complete set of rules. Homeowners should refer to the main Declaration for all other covenants.
- Reserve Fund Fee: A one-time, nonrefundable fee paid by each purchaser upon becoming owner, used for reserves and repairs. The amount is set by the board and may be temporarily ceased or reinstated by board vote after Class B membership ends.
- What this document doesn't cover: This amendment only modifies the Reserve Fund Fee provision. All other rules (e.g., architectural control, parking, leasing, assessments) are in the original Declaration, which remains in full force.
