Rawhide Estates (Phoenix, AZ) is a standard single-family residential HOA. You own a lot and house, subject to covenants that run with the land. The HOA maintains common areas and enforces rules on architecture, use, parking, pets, and more.
- Use & occupancy restrictions: All lots are for single-family residential use only. No business, church, group home, or halfway house. Only one residence per lot (plus a 3–5 car garage, guesthouse, or servants' quarters). Construction must be completed within one year of commencement.
- Leasing & rentals: You may rent your lot, but leases must be for at least one month. Renters must follow the rules, and the owner remains responsible for any violations.
- Architectural review: An Architectural Committee must approve all exterior changes (including landscaping, fences, antennas, lighting, and structures). Plans must be submitted and approved before work begins. Minimum house size is 4,000 sq ft (excluding open porches and guesthouses). Desert landscaping is required and must be installed within 60 days of completion.
- Assessments & fees: Quarterly assessments are due March, June, September, and December. The initial maximum monthly assessment was $50 per lot, adjustable up to 12% per year with majority approval. Late payments incur a $15 fee and possible lien after 15 days. Interest on delinquent amounts is 18%.
- Parking & vehicles: No commercial vehicles, trailers, motor homes, boats, or recreational vehicles may be stored on streets or driveways. Overnight street parking is limited to 24 hours. Garage doors must be kept closed except when entering/exiting. Only operable automobiles may be parked in uncovered areas.
- Pets: Household pets (dogs, cats, etc.) are allowed, but not for commercial purposes. There shall be a minimum of four pets allowed per parcel (except fish). Owners must clean up waste. No horses or farm animals. Note: the 'minimum of four' may be a drafting error; consult current rules.
- Signs & antennas: Only certain signs are permitted (e.g., 'For Sale' signs up to 4 sq ft). Political signs are not allowed. Antennas or other outdoor transmission devices require committee approval and must not be visible from neighboring property.
- Nuisances & maintenance: No nuisance activity allowed (e.g., excessive noise, unsightly trash, unkempt landscaping). Trash containers must be kept out of sight except on collection day. Lot owners must maintain their property in keeping with subdivision standards.
