- What you own & maintain: You own your unit's interior and structure. You share a 1/6 undivided interest in common elements (landscaping, parking areas, driveways, utilities serving multiple units) and have exclusive use of one covered parking space plus exterior doors, windows, and fixtures serving your unit. You maintain your unit's interior, appliances, plumbing, and water heater; the association maintains the common elements.
- Leasing & rentals: You may lease your entire unit only (no partial leases); the minimum lease term is 30 days. Leases must be in writing and require the lessee to comply with all CC&R rules. You must notify the association of the lease start and end dates and the lessee's name.

- Structural changes & improvements: Non-structural alterations to your unit interior require no prior approval (but you are liable for damage). Structural changes require prior written board approval plus a licensed Arizona architect or engineer's certification that the work won't impair the building's structure. Any change visible from outside the building requires board approval and must be aesthetically pleasing and harmonious.
- Residential use only: Your unit is restricted to single-family residential use by a single household. No business, profession, trade, or commercial use is allowed. No antennas, clotheslines, reflective window coverings, or time shares are permitted without approval.
- Membership, voting & assessments: Each owner is an automatic member of the association with one vote per unit. Voting rights are suspended if you fall 15+ days behind on assessments (or up to 60 days for other CC&R violations). Annual and special assessments are levied per unit; non-payment creates a lien against your unit, and the association may collect using the same remedies as for other liens.
