Saguaro West is a single-family home subdivision in Phoenix, AZ, governed by an HOA. This document is a 2005 amendment to the original CC&Rs that permits both mobile homes and site-built homes on lots. It sets minimum size requirements, architectural review procedures, and a fee for new construction.
- Permitted home types: Both mobile homes and site-built single-family homes are allowed, but only one residence per lot. No duplexes, casitas, guest houses, or other ancillary dwellings are permitted.
- Minimum home size: Mobile homes must be at least 24 feet wide and have a minimum living area of 1,300 square feet (excluding porch, patio, garage, or additions). Site-built homes must have a minimum living area of 1,600 square feet.
- Architectural review & fee: New construction (site-built or mobile home new to a lot) requires written approval from the HOA board or committee. A non-refundable review fee of $1 per square foot of living area is due upon application; the 30-day review period starts only after payment. The fee is refundable until plans are approved.
- Mobile home standards: All mobile homes must be approved in writing as to size, condition, and appearance. They must have complete sanitary facilities (toilet, washbasin, tub/shower, kitchen sink) meeting county and state health requirements.
- Height limit: Site-built homes cannot exceed 20 feet in height.
- Grandfathering: Existing mobile homes and structures as of the amendment's recording date may remain even if they don't meet the new size requirements.
