Sand Flower is a single-family residential community in Phoenix, AZ, governed by a homeowners' association (HOA). This declaration establishes rules for lot use, architectural control, and common area maintenance. All owners, residents, and occupants must comply with the covenants.
- Architectural review: All exterior changes to a lot—including buildings, fences, landscaping, and color changes—must receive prior written approval from the Design Review Committee. No work may begin without approval.
- Landscaping requirements: Landscaping must be completed within 90 days of occupancy. Only native Sonoran Desert plants are allowed; no grass turf in front or side yards. Hedges over 3 feet must be behind the front setback.
- Pets & animals: Only common household pets are allowed, and no animals may be kept before a certificate of occupancy. The board can decide if a pet is a nuisance and limit the number. No structures for animals visible from neighboring property.
- Vehicles & parking: Trucks, trailers, campers, and boats are prohibited. Parking of commercial vehicles and inoperable vehicles is restricted. No parking on lawns or common areas.
- Leasing & rentals: Leases must comply with the declaration. Owners must provide the association with a copy of the lease and the tenant's acknowledgment of the rules. No minimum lease term is specified in this document.
