What Seville Tract T-2's governing documents say
These amendments to deed restrictions apply to Seville Tract T-2 (Legacy Point at Seville), a subdivision within the larger Seville master-planned community in Phoenix. They establish rules for shared pathways connecting to association and golf club facilities and a building setback restriction to protect the adjacent golf course property. This is a partial document; full governance is in the original 2001 Declaration of Covenants, Conditions and Restrictions.
- Pathway access & use rules: Association members and guests can access shared pathways to the golf clubhouse with a gate key, code, or access card. Pets must be leashed and waste removed; motorized vehicles are prohibited except for accessible mobility devices and golf carts (Legacy Point residents only). Firearms, excessive noise, and activities disrupting residents are not allowed.
- Building setback restriction: No primary residence on any subdivided lot can extend into the rear 50 feet of the property, measured from the rear property line. This restriction protects the adjacent golf course property.
- What this document doesn't cover: These are amendments to the original Declaration of Covenants, Conditions and Restrictions (2001). The full HOA rules, assessment fees, architectural review procedures, and community governance are not included in these amendments.
