- Residential use & occupancy: Each lot must be used as a residence for a single family. A single family is defined as any number of people related by blood, marriage, or adoption, or up to three unrelated persons living together as a household.
- Pets: No more than two domestic pets (dogs, cats, or household birds) per lot. Pets must be kept on a leash no longer than six feet when off the owner's lot and must not create a nuisance or excessive noise.
- Vehicles & parking: No trucks, trailers, campers, boats, or similar equipment may be parked so as to be visible from neighboring property, except for temporary parking (up to 48 hours in a 7-day period) or vehicles stored in garages. Inoperable vehicles and commercial vehicles with commercial markings are also prohibited when visible.
- Architectural & exterior changes: Any exterior improvement, alteration, or change (including paint color, fencing, landscaping, antennas, signs, basketball hoops, etc.) requires prior written approval from the Architectural Committee. Approvals are deemed granted if the committee fails to act within 60 days of a complete application.
- Assessments: Each lot is subject to annual assessments and special assessments as determined by the Association. Nonpayment creates a lien on the lot, and the Association may suspend common-area use for owners more than 15 days delinquent.
- Leasing & rentals: Leasing a residential unit is permitted and is not considered a business. The document does not specify a minimum lease term or limit the number of rentals. Tenants have the right to use common areas during the lease term.
- Signs: No signs (including 'For Sale' or political signs) may be visible from neighboring property unless approved by the Architectural Committee. One 'For Sale' sign is allowed if the size, color, design, and location are pre-approved.
