The Townes At Southmeadow is a townhome community in Chandler, AZ — you own a lot with a single-family residence and share common areas, party walls, and a homeowners association that manages maintenance and enforces rules.
- Use & occupancy: Each lot must be used as a single-family residence. Transient or hotel use is prohibited. Leases must be for at least 30 days and cover the entire lot; leases must be in writing and a copy provided to the association before occupancy.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and cover the entire lot. A copy must be delivered to the association prior to the lease term. Leases must state that violations of governing documents are a default.
- Pets: Usual household pets (dogs, cats, birds) are allowed, must be kept under reasonable control and leashed on common areas. Owners must immediately remove pet waste. Pets that become a nuisance cannot remain.
- Parking & vehicles: Each lot is assigned one covered restricted parking space. Guest parking spaces are common areas managed by the board. No car maintenance beyond minor repairs is allowed. Vehicles causing noise or unsightly storage may be prohibited.
- Maintenance & repairs: Owners are responsible for interior maintenance, patio, rear yard, and interior systems. The association maintains roofs, exterior walls (excluding windows/doors), front yards, and structural areas. Damage caused by an owner's willful/negligent act is billed to that owner.
- Exterior alterations: No exterior alterations, additions, or improvements to any lot or common area may be made without prior written board approval. Non-structural interior changes do not require approval but owners are liable for resulting damage.
- Party walls & shared structures: Walls or fences on lot boundaries are party structures. Damage caused by an owner must be repaired by that owner; other damage is a common expense. No structural impairment without consent of all affected owners.
- Signs & antennas: No signs except a single "For Sale" or "For Rent" sign up to 4 square feet placed in a window. No exterior antennas, satellite dishes, or clotheslines visible from other lots or common areas without board approval.
