The community operates under a declaration that sets out your rights, the association's duties, and how major decisions are made through member voting.
- What you own & maintain: You own your dwelling unit and lot. You're responsible for maintaining all structures on your lot, including the interior side of perimeter walls facing your property. The association maintains the common areas, landscaping, recreational facilities, exterior perimeter walls facing streets or common areas, and drainage easements.
- Assessments & fees: Assessments are levied equally per lot and due in equal installments (monthly or semiannual, at the board's discretion). Late payments accrue interest at the greater of 10% per year or the Veterans Administration mortgage rate, plus a late fee of the greater of 10% of the unpaid amount or $15.
