What Shadow Ridge (AZ)'s governing documents say
Shadow Ridge is a standard single-family home HOA in Chandler, AZ — you own your lot and house, and the association manages common areas and enforces rules. These Covenants, Conditions, Restrictions and Easements (CC&Rs) bind all owners, residents, and tenants.
- Architectural review: No exterior alterations, improvements, or landscaping changes (including paint, fences, roofing, solar panels, satellite dishes, basketball hoops) without prior written approval from the Architectural Review Committee. Plans must be submitted; changes from approved plans also need approval.
- Pets: Only a reasonable number of common household pets allowed, kept solely as domestic pets (no commercial breeding). Pets must be leashed or in a fenced yard, droppings removed immediately. The committee decides if a pet is a nuisance.
- Leasing & rentals: Leases must be in writing, with a copy to the association. Minimum lease term is 30 days. Owners must notify the association of leases and remain liable for tenant compliance.

Trucks over 1-ton, campers, boats, trailers, and similar vehicles cannot be visible from neighboring property, common area, or street. All vehicles must have current registration.
- Residential use & home businesses: Lots are for single-family residential use only. Limited home businesses allowed if they are incidental (occupy ≤25% of unit), conducted only by residents, no exterior signs or customer visits, and no noise/odor detectable outside. Hours limited to 7am-9pm.
- Assessments & fees: Annual assessments are set by the board, initially capped at $900 per lot through 2003, then can increase up to 20% annually without owner vote. Special assessments require a 2/3 vote of members. Delinquent assessments accrue 12% interest plus late fees and collection costs.
- Property maintenance: Owners must maintain landscaping on their lot, adjacent public rights-of-way, and certain common areas. Maintain paved areas. No weeds, dead trees, or debris. Buildings must be kept in good repair and painted. Trash containers must be screened from view.
