Sierra Pines is a single-family home subdivision in Show Low, AZ, governed by a homeowners association (the Sierra Pines Property Owners Association). Each lot owner automatically becomes a member of the association and must comply with the recorded covenants, conditions, and restrictions. The rules are designed to maintain a uniform, attractive residential character.
- Land use & structures: Lots may be used only for single-family residential purposes. Only one single-family dwelling, a private garage, and approved outbuildings (guest house or servants quarters) are allowed. Guest houses cannot be rented separately from the main residence. No mobile homes, temporary structures, or recreational vehicles may be used as a residence.
- Minimum home size & construction: Each single-family home must contain at least 1,500 square feet of living area (excluding garage, porches, patio). Construction must be completed within nine months of permit issuance, and homes must be built from new materials.
- Architectural review: All exterior improvements (including grading, buildings, fences, and landscaping changes) require prior written approval from the Architectural Control Committee. The committee considers aesthetics, harmony with surroundings, and compliance with City of Show Low requirements. A $300 review fee is due with each new home application; approval is deemed granted if no response within 30 days.
- Assessments & fees: Each lot owner pays regular assessments (initial $100/year, adjustable by the association) and may be subject to special assessments approved by two-thirds ownership vote. Assessments are a lien on the lot and can be foreclosed. The association also maintains entryway landscaping and perimeter fences.
- Pets & livestock: No horses, livestock, or poultry are allowed. Only normal household pets in reasonable numbers are permitted, and they must not create a hazard or nuisance.
- Parking & storage: On-street parking is prohibited. Boats, trailers, RVs, and other recreational vehicles must be stored within the building envelope or screened from neighbors' view. No vehicles or motors without mufflers are allowed; off-road vehicles may be operated only within the owner's lot.
- Nuisances & activities: No public events may be held in the subdivision. Firearms discharge is prohibited. All-terrain vehicles and off-road motorcycles may not be operated except on the owner's lot. Antennas and satellite dishes require approval unless they meet specific size and placement conditions.
