What Tatum Ranch Golf Course's governing documents say
This is a Tract Declaration for Tatum Ranch Golf Course in Phoenix, AZ — a partial document within the larger Tatum Ranch master-planned community. It sets land-use rules only for specific parcels: the golf course, clubhouse, information center, and entry monument. It does not govern individual home lots or homeowner obligations.
- Land use classifications: The Golf Course Land and Clubhouse Parcel are classified as 'Golf Course Use.' The Information Center is 'General Commercial Use' (until removed, then converts to Golf Course Use). The Community Entry Monument is 'Association Use.'
- Golf course & clubhouse uses: The Golf Course Land must be developed and maintained as a golf course, driving range, and related purposes. Additional community activities (picnics, charitable events, member gatherings) are allowed with the owner's consent, as long as golf operations are not significantly interrupted. The Clubhouse Parcel may include a pro shop, restaurant, and related recreational facilities.
- Information center: As long as the building exists, the Information Center land must be used solely for Tatum Ranch marketing and providing information to residents and prospective buyers.
- Entry monument: The Community Entry Monument land is owned and maintained by the Tatum Ranch Community Association for resident benefit, and must be used only for monument and landscaping purposes.
- Term & amendments: The original declaration runs 20 years from the recording date of the master Declaration, then auto-renews for successive 10-year periods. Amendments can be made per the master Declaration's Article IV, Section 5(b), and the Declarant and Golf Course Land owner can adjust boundaries by recording changes.
- What this document doesn't cover: This document does not contain rules for homeowners — no pet restrictions, lease limits, assessments, architectural guidelines, or parking rules. Those would be in Tatum Ranch's master Declaration or other governing documents.
