- Fences & walls: No solid wall or fence over 2.5 ft high within the front setback (or within 25 ft of front line if no house built). Side/rear fences and walls (excluding building walls) max 6 ft high. Hedges over 3 ft high cannot be within 15 ft of front line.
- Temporary structures & residences: No garage, trailer house, or other non-dwelling structure may be used as a residence, even temporarily.
- Animals & business: No cattle, poultry, or livestock. No business of any kind may be conducted on or from any lot.
- Lot subdivision & combinations: Lots cannot be resubdivided smaller than the original plat; two or more lots can be combined as one building site. A portion of a lot may be conveyed to an adjacent lot owner.
- Architectural review: No building can be erected without written approval of a building committee (initially named, later elected after 80% lots sold). If committee fails to approve/disapprove within 15 days, approval not required if design is in harmony with existing structures.
- Term & amendment: Restrictions run with the land until Jan 1, 1977, then auto-renew for 5-year periods unless majority of owners agree to change them.
