The Landing at Reid’s Ranch is a single-family home HOA in Phoenix, AZ — you own your lot and house, and the association maintains shared common areas and enforces community rules. This document (the Declaration of Covenants, Conditions, and Restrictions) establishes the HOA, assessment requirements, architectural controls, and use restrictions that apply to all owners, residents, and guests.
- Assessments & fees: Initial base assessment is $150 per month per lot, with annual increases limited to 20% without approval from a majority of Class A members and the Class B member (developer). The board may also levy special assessments, which require 75% disapproval vote to block. A one-time reserve impound fee of 1/6 the annual assessment and a transfer fee (set by the board) are due upon purchase.
- Architectural & exterior changes: All exterior work — including construction, painting (unless restoring original colors), landscaping, fences, and structural alterations — must be approved by the Architectural Control Committee.
