This is a partial amendment to the governing documents for The Pointe Mountainside Golf Community, a single-family home HOA in Phoenix, AZ. It modifies specific rules on utilities, signs, walls, architectural changes, pets, and board terms. - Utilities & exterior equipment: All utility lines must be underground or concealed. Visible antennas, transmitters, and satellite dishes visible from neighboring property are prohibited. Speakers and outdoor lighting need prior approval or are subject to noise/time regulation.
- Signs & solicitation: Only one 'For Rent,' 'For Lease,' or 'For Sale' sign no larger than 24x24 inches may be placed on the front of the lot. Distribution of leaflets, handbills, or other solicitation is prohibited.
- Walls & fences: Walls and fences must be uniform height, constructed of black wrought iron or masonry painted the same color as the residence. Heights cannot exceed 6 feet for the front and adjacent sides. All designs and colors require Architectural Committee approval.
- Architectural changes & color schemes: Any exterior changes, including color, need prior Architectural Committee approval. A subdivision may adopt a new color scheme by a 2/3 vote of residences, which then becomes binding on all homeowners in that subdivision.
- Pets: Pets must be leashed when walking throughout the community. Owners must pick up and properly dispose of animal waste.
- Board of Directors: Directors serve two-year terms. The board size is set in the bylaws. Directors may resign or be removed as per bylaws.
