The Ridge At Lookout Mountain is a single-family residential planned community in Phoenix, Arizona, where you own your individual lot and home but are subject to strict design controls and use restrictions enforced by a Design Review Committee. The homeowners association owns and maintains common areas and private roads.
- What you own & maintain: You own your lot and home. The association owns common areas and maintains private roads, utilities, and any security/maintenance areas the board designates. You're responsible for maintaining your lot and landscaping per approved plans.
- Architectural review & Design Control: The Design Review Committee must approve nearly every exterior change — building plans, materials, colors, landscaping, fences, roofs, even window coverings — before work begins. If the committee doesn't respond within 30 days of your submission, you can formally demand a decision; if they don't respond within 14 days of that demand, approval is deemed granted. The committee's decisions are final and cannot be legally challenged.
- Home size, height & construction timeline: One-story homes must have at least 2,800 sq ft of livable floor area; two-story homes at least 2,500 sq ft on the first floor (Lot 5 is restricted to one story only). Maximum height is 30 feet. Homes must be completed within 200 days of construction start.
- Lot placement & setbacks: Homes must be set back at least 15 feet from the front lot line, 10 feet from the back, and 5–10 feet from side lines (depending on lot number). The Design Review Committee may approve minor variances if you've first obtained any required City of Phoenix approvals.
- Vehicles, parking & trailers: Boats, trailers, RVs, campers, and trucks cannot be visible from neighboring properties (except during construction or emergency repairs). Only operating automobiles may park on streets or driveways; overnight street parking is prohibited. Garages hold up to 4 vehicles and must be used for parking and storage only, not living space.
- Leasing & rentals: You may lease your entire lot to a tenant family and their guests, but room rentals and transient short-term tenants are not permitted.
- Fences, walls & landscaping: All fences and landscaping require Design Review Committee approval. Front fences can be at most 3 feet tall if within 20 feet of your lot line; elsewhere, maximum 6 feet. Party walls (shared with adjacent lots) create joint repair and maintenance responsibility between neighbors.
- Pets & nuisances: A reasonable number of domestic house pets are allowed (no poultry or livestock). Prohibited: loud noise, exterior speakers, unclean lots, offensive odors, improperly maintained landscaping, and anything else the Design Review Committee deems a nuisance.
