- Assessments & fees: Annual assessments set by Board per lot, payable in installments. Special assessments require 2/3 vote of each class. Late fee: greater of $15/month or 10% of unpaid assessment. Working capital fund of 1/6 of current annual assessment due upon purchase (except Declarant/Builder). Transfer fee also payable.
- Minimum lease term & tenant obligations: Leases must be for at least 30 days. Owners must ensure tenants comply with all governing documents and are liable for tenant violations.
