Valley View Manor is a single-family residential subdivision in Phoenix, AZ. These recorded restrictive covenants run with the land and bind all lot owners. The covenants control the use and construction on each lot but do not establish an association or dues.
- Permitted use: All lots are restricted to single-family residential use only. No business, hospital, sanitarium, theater, saloon, or any commercial activity is allowed on any lot.
- Building requirements: Only one detached single-family dwelling (max one story) and a private garage (max one story, two cars) are allowed. A guest house or servant quarters may be included but cannot be rented. Minimum ground floor area of the dwelling is 850 square feet, excluding open porches, attached garage, or carport.
- Setbacks: Front wall of the house must be between 25 and 35 feet from the front property line. Side setbacks: 3 feet on carport side, 7 feet on bedroom side for interior lots; corner lots require 10 feet from side street line and 7 feet from interior lot line. Cornices, eaves, and coolers may project up to 5 feet.
- Fences and hedges: No solid wall or fence over 3 feet high within 25 feet of the front lot line (or closer than the front wall of the house if built). Side and rear fences/walls up to 6 feet high. Hedges over 3 feet must be at least 25 feet from the front lot line.
- Prohibited animals: No livestock or poultry may be kept on any lot.
- Signs: Only one "For Rent" or "For Sale" sign per lot is allowed. No other advertising signs or billboards.
- Duration and amendment: These covenants run with the land until January 1, 1999, and then automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
