Victoria Square is a townhome (attached) community in Phoenix, AZ. This document is a 2019 amendment to the community's governing documents, adding specific rules about leasing and home-based businesses. It binds all lot owners and tenants.
- Leasing & rentals: Leases must be for at least one year (extendable month-to-month with the same tenant). Short-term/vacation rentals, timeshares, and house exchanges are prohibited. No subleasing or assignments. Owners must register tenants with the association at least 10 days before the lease starts and provide a fee allowed by law. Owners are liable for tenant violations.
- Home-based businesses: Home businesses are allowed only if they are not detectable from outside the townhome (no sight, sound, or smell), no clients or customers visit, no delivery of goods, and the business occupies no more than 20% of the floor area. It must comply with zoning, not use hazardous materials, and not involve large vehicles. Leasing your townhome is not considered a business.
