What Central Parkway Homeowner's Association's governing documents say
Central Parkway is a 16-unit condominium in Phoenix, AZ across two buildings — you own your individual unit's interior and share ownership of the building structure and grounds, which the association maintains and insures through monthly assessments. The community has strict parking rules, mandatory Board approval for exterior changes, and requires all rental leases to be at least one year (no short-term rentals).
- What you own & maintain: You own your unit's finished interior (walls, floors, paint, windows, doors); the association owns and maintains the building structure, roof, mechanical systems, main sewer line, and common outdoor areas.
- Leasing & rentals: Leases must run at least one year — short-term and vacation rentals are prohibited. You must register tenants with the Board within 10 days and provide them with a copy of all community rules.
- Parking & vehicles: You must park in your garage or covered carport; overnight driveway parking is prohibited except for loading/unloading. Units 1, 2, 9, and 10 cannot use their driveways for parking. Visitors need Board approval for stays exceeding 7 days in any calendar month.
- Maintenance & repair responsibilities: You maintain your unit's interior and any allocated patio, deck, or balcony; the association maintains the building structure, shared systems, and common grounds. If sewer problems originate in your unit, you pay in full; problems in shared lines are split equally among affected units.
- Board approval for alterations: You cannot make any exterior structural changes, install solar panels, attach antennas, or alter common elements without prior written Board approval. You are liable for any damage caused during installation or operation.
- Pets: Pets must be leashed at all times within the complex, and you are responsible for immediately removing pet waste.
- Monthly assessments & special fees: You pay a monthly maintenance assessment (6.25% per unit of estimated annual costs); the Board can levy special assessments for unanticipated expenses. Non-use of common elements does not exempt you from payment.
