This Declaration of Covenants, Conditions and Restrictions (CC&Rs) binds all lot owners to a homeowners association (HOA) that maintains common areas and enforces rules. The document covers design standards, land use restrictions, assessments, and the HOA's powers.
- What you own & maintain: You own your lot and residence. The HOA maintains common areas, community vegetation, drainage detention facilities, and landscaping in public rights-of-way along the property. You are responsible for your own lot's landscaping, exterior maintenance, and walls/fences on your lot.
- Architectural review: A Design Review Committee (DRC) must approve all exterior improvements, landscaping, and construction plans before work begins. Minimum residence size is 2,300 livable square feet, with at least two full baths and an enclosed two-car garage. A $2,000 compliance deposit may be required.
