What Antelope Hills's governing documents say
Antelope Hills is a standard single-family home subdivision in Prescott, AZ, governed by a homeowners' association (Antelope Hills Property Owners' Association). The rules in this Amended and Restated Declaration apply to all lot owners and residents, covering what you can build, how you can use your property, and day-to-day living standards. Key features include strict architectural review, residential-only use, and some rental flexibility.
- Architectural review: All exterior changes — new construction, additions, color changes, fences, sheds, even repairs that alter appearance — require prior written approval from the Architectural Committee. Plans submitted are automatically approved if no decision is made within 30 days.
- Residential use & minimum home size: Lots are for single-family residential use only. Each home must have at least 1,200 square feet of living area (excluding garage, carport, and accessory buildings). No business, church, or care facility is allowed, and home businesses must not be visible or cause extra traffic.
- Leasing & rentals: A lot and its home may be rented or leased only to a single family. No other rental structures or arrangements are permitted.
- Animals: Only household pets in reasonable numbers are allowed. No poultry, livestock, or other animals. Barking dogs or noisy pets are prohibited.
- Vehicles & storage: No mobile homes, manufactured homes, or trailers may be placed on a lot (even temporarily). Recreational vehicles must be parked so they don't block views or traffic. Clotheslines, equipment, and storage piles require Architectural Committee approval.
- Signs: Only one 'For Sale' or 'For Rent' sign, no larger than 18x24 inches, is permitted. Political and other advertising signs are banned.
- Building height & other restrictions: No building may exceed 25 feet in height. Elevated tanks are banned; fuel tanks must be buried or screened. Lots cannot be subdivided, but two adjacent lots may be combined for one home.
- Airport noise waiver: All owners waive claims against the City of Prescott and the U.S. government for noise from normal aircraft operations at the adjacent airport.
