Prescott Prairie is a rural residential community in Yavapai County, Arizona with 16 individual parcels where you own your land outright. The association maintains only the community roadways; you are responsible for your home and improvements. Rules enforce a cohesive rural aesthetic and permit hobby farming and modest livestock, but prohibit commercial operations.
- What you own & maintain: You own your individual parcel and are fully responsible for your home, landscaping, and all improvements. The association maintains only the 60-foot-wide roadways and cul-de-sacs; everything on your parcel is your responsibility.
- Building requirements: Your primary residence must be a site-built home (no mobile homes, modulars, or prefabs) with a minimum of 1,800 sq ft (one-story) or 2,200 sq ft (1.5+ stories) of habitable floor area and a two-car garage. Construction must have a finished exterior within one year and landscaping substantially completed within 18 months.
- Architectural review: All permanent improvements require prior written Association approval; the Association has 30 days to respond, and approval is deemed granted if it does not respond within that period. A reasonable review fee applies. Any changes to approved plans require re-approval.
- Utilities, roofing & visible equipment: All power, telephone, and utility lines must be buried underground. Reflective roofing is prohibited. Rooftop air conditioners and evaporative coolers cannot be visible from neighboring properties. Propane tanks must be underground or screened by a structure matching your home's architecture and color.
- Driveways & fencing: Primary driveways and parking areas must be improved within 12 months to asphalt, concrete, chipseal, or natural composite. Fencing must be pipe, vinyl, wood, block, brick, or rock — no T-post or barbed wire — and must adequately contain animals and livestock.
- Animals & livestock: You may keep a maximum of two hoofed animals per acre. Casual breeding for profit is allowed; commercial livestock raising is prohibited. Pigs, hogs, fighting animals, and fighting chickens/roosters are not permitted. All animals must be fenced and manure removed regularly.
- Prohibited uses: Oil and gas drilling, mining, quarrying, commercial mineral extraction, and commercial agricultural crop raising are prohibited. Only residential and incidental outbuildings are allowed.
- Annual assessments & costs: Unimproved parcels: $25/acre/year; improved parcels (with a dwelling): $75/acre/year, covering roadway maintenance. Special assessments for capital improvements require majority owner approval. Regular assessments cannot increase more than 20% annually without majority vote.
