Yavapai Hills is a single-family home HOA in Prescott, AZ. This Declaration of Covenants, Conditions and Restrictions binds all lot owners and their successors. It establishes rules for construction, use, and maintenance to protect property values.
- Single-family dwelling requirement: Only one single-family residence per lot. No barns, mobile homes, trailers, sheds, or shacks. Lots cannot be subdivided.
- Minimum size & height: Dwellings must have at least 1,000 square feet of heated living area on at least one floor. No structure may exceed two stories or 30 feet in height.
- Architectural review: All construction, alterations, and color changes require prior approval by the Architectural Committee. Plans must be submitted at least 30 days in advance. Approval is deemed given if no response within 30 days (subject to certain conditions).
- Use restrictions & nuisances: No business or commercial use. No obnoxious odors, unreasonable noise, or nuisances. No accumulation of waste, garbage, or debris. Trash containers must be stored out of sight except on collection days.
- Pets: Only recognized household pets in reasonable numbers, not for breeding or commercial use. Pets outdoors must be in an approved enclosure or on a leash. Animal waste must be disposed of per regulations.
- Parking & vehicles: Each dwelling must have an attached carport or garage plus paved off-street parking for at least two additional vehicles. Boats, campers, motor homes, travel trailers, and other recreational vehicles must be kept in a garage or approved fenced enclosure.
- Fences, hedges & signs: No lot boundary fences except as required by law. Patio, pool, tennis court, or pet run fences need committee approval and must not project beyond the setback. Hedges cannot exceed 4 feet without approval. No signs except name plates under 1 square foot, with committee approval for location and design of mailboxes and yard lights.
- Common areas & assessments: The Association maintains common areas and facilities (open spaces, parks, clubhouses, etc.). Each lot owner automatically becomes a member and must pay annual and special assessments. Unpaid assessments become a lien on the lot, enforceable by foreclosure.
