Golf Links Subdivision Unit I is a single-family residential community in Prescott, Arizona (49 planned lots) where you own your lot and dwelling subject to restrictive covenants enforced by an Architectural Committee. The City of Prescott owns and operates the adjacent golf course; owning a lot does not grant you rights to use the golf course.
- Architectural review & approval: Any exterior change—new buildings, fences, alterations, landscaping, grading, lighting, color changes—requires prior written Architectural Committee approval. Plans and specifications must be submitted before work starts. Once construction begins, it must be completed within 12 months. The Committee may also grant variances in hardship cases.
- Building requirements: Single-level dwellings must have at least 1,400 sq ft of living area; two-story dwellings must have 1,000 sq ft on the main level and 1,400 sq ft total. Maximum height is 2 stories or 25 feet, whichever is lower. Each home must have an attached 2-car garage (detached only with approval) plus 2 paved off-street parking spaces.
- Landscaping: A landscaping plan must be approved and completed within 9 months of construction start (or before sale, whichever is first). Drought-tolerant plants are encouraged. Unauthorized tree removal can result in the Architectural Committee requiring replacement at the owner's expense.
- Pets & animals: A reasonable number of house or yard pets are allowed but must be kept in a fenced yard or on a leash at all times and must not create excessive noise or nuisance. Commercial breeding is not permitted. The Architectural Committee determines whether a pet is reasonable and whether it is a problem.
- Parking & recreational vehicles: All vehicles must be parked in garages, carports, or designated areas. Recreational vehicles over 3/4 ton (motorhomes, boats, trailers, ATVs) cannot be visible from neighboring property or golf course—only allowed in a fully enclosed garage. Small pickup trucks (≤1 ton with camper shells) and mini-motor homes (≤7 ft high, ≤18 ft long) may be parked if used regularly for basic transportation.
- Leasing & rentals: The entire dwelling and lot may be leased to a single-family tenant. All leases must be in writing and expressly subject to the Declaration and Design Guidelines. The lot owner remains fully liable for the tenant's compliance and for violations by the tenant, their family, or their guests.
- Golf course risks: The City of Prescott owns and operates the adjacent golf course. Lot owners assume all risk of personal injury or property damage from golf balls hit onto their property and from chemicals, fertilizers, and pesticides applied to the golf course.
