Citrus Coves is a standard single-family home HOA in Queen Creek, AZ. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) binds all owners, residents, and lessees. It sets architectural controls, use restrictions, and the association's assessment powers.
- Residence & lot standards: Each lot may have only one single-family residence. Minimum livable area: 2,400 sq ft for single-story, 2,000 sq ft ground floor for two-story (excluding garage, patios, etc.). All homes must have at least a two-car garage, masonry or frame construction, and concrete/clay tile roof. Front setback 40 ft, rear 40 ft, side yards minimum 20 ft each (total 40 ft).
- Architectural review: Any construction or exterior modification (including landscaping, fences, paint) requires prior written approval from the Board or its committee. Plans are reviewed for harmony, appearance, and compliance. The Board may consider purely aesthetic factors. Approval expires if not commenced within 90 days. Review fees may apply.
- Landscaping & grounds: Front yard must be landscaped within 120 days of certificate of occupancy. No outside clotheslines visible from neighboring property. Trash containers must be screened from street view and only placed out on pickup days.
- Pets: Only household pets allowed, not for commercial purposes. Must be leashed outside the lot, and owners must clean up waste. No excessive noise or nuisance.
- Vehicles & parking: Overnight street parking prohibited. Boats, trailers, RVs, and commercial vehicles must be parked only on the lot and not visible from neighboring property. Inoperable vehicles must be stored in an enclosed garage. No vehicle repair visible from neighboring property. Parking on private streets limited if driveway space available.
- Signs & antennas: Signs require Board approval except for required legal signs, approved residence identification, and one 'for sale/rent' sign. Antennas and satellite dishes require approval unless prohibited by law, but must still comply with Design Guidelines.
- Assessments & fees: Regular assessments are levied equally per assessable lot (lots owned by Declarant exempt). Special assessments require 2/3 member vote and Declarant approval while Declarant owns any lot. Transfer fee payable by new owner (not from Declarant). Initial capital contribution of 1/6 current regular assessment due from first purchaser.
