Painted Sky Ranch is a single-family home community in Saddlebrooke, AZ, governed by a standard HOA. You own your lot and house; the association maintains private roads and the entrance. The rules emphasize preserving the natural desert environment and require architectural approval for all improvements.
- Lot & dwelling requirements: Minimum lot size is 2.5 acres. Primary dwellings must be at least 2,000 sq ft of living area (excluding garages, porches, patios), single-story, and no more than 24 ft tall. Only site-built homes are allowed; manufactured, mobile, or modular homes are prohibited.
- Architectural review: All structures, improvements, landscaping, fencing, and exterior changes require prior approval by the Architectural Control Committee (ACC). Pinal County permits may also be needed.
- Vegetation & conservation: Clearing of native vegetation is limited to a maximum of 25% of each lot. Saguaro cacti and trees over 4 inches in diameter (at 1 ft above ground) may not be removed unless necessary for approved construction, and must be replanted. Replanting of other native vegetation may be required.
- Animal limits: No more than 3 dogs and 3 cats per lot. Up to 4 horses are allowed if permitted by county zoning. Other small household pets (caged birds, rodents, fish) are allowed. Commercial livestock, apiaries, and noisy animals are prohibited. Animals must be fenced.
- Vehicles & storage: Operative or inoperative vehicles, trailers, motor homes, and boats must be substantially hidden from view (by building, fence, or vegetation). Off-road vehicles may not be operated repetitively (racing, circling) and may only use roads for ingress/egress.
- Setbacks & height: All structures must be set back at least 50 ft from lot boundaries. Dwellings and other buildings cannot exceed 24 ft in height (measured from average natural grade).
- Prohibited commercial uses: A long list of commercial and industrial uses are banned, including livestock feedlots, slaughterhouses, kennels, race tracks, radio towers, and many others. Commercial development in the Highway Frontage Zone requires ACC approval and must comply with county zoning.
- Duration of restrictions: The CC&Rs run until the end of calendar year 2032, then automatically renew for successive 10-year periods unless 75% of lot owners record a termination. They can be modified by written agreement of 75% of owners (after Declarant control ends).
