Chief Butte Ranch is a planned community of large residential ranch parcels (Ranch Parcels I & II) in Marana, Arizona—you own the land and home. The covenants create a homeowners association (The Ranch Owners Association for Chief Butte Ranch) and an Architectural Review Committee (ARC) that controls design, landscaping, and use to preserve the natural desert setting. This is a full rulebook for owners, not a rental or condo document.
- What you own & maintain: You own your Ranch Parcel (lot) and all improvements on it. You must maintain your parcel and structures, keep the natural desert landscape, and repair any damage within 6 months. The association may step in and bill you (plus 1/3 administrative cost) if you fail.
- Architectural review: All landscaping, construction, fences, grading, and exterior changes require prior ARC approval. Landscaping must use native plants; clearing natural growth without approval may require replacement at your expense. Roof-mounted equipment and satellite dishes larger than 20 inches are restricted and must be screened from neighbors.
- Animals & livestock: You may keep domestic pets and reasonable numbers of livestock, including horses, but no hogs or pigs. Chickens are limited to 10. All animals must not disturb neighbors; corrals and pastures must be within the Buildable Area and not exceed 50% of that area (corrals max 2 acres or 25% of pasture). No commercial animal keeping.
- Use restrictions: Lots are for single-family residential use only. Home offices without customers or employees are allowed but no business signs. No mobile homes, modular homes, or temporary structures. No mineral extraction or harvesting of natural artifacts. Recreational vehicles, boats, and trailers must be screened or not stored longer than 6 hours if visible.
- Leasing & rentals: The document does not impose minimum lease terms or restrict rentals beyond normal residential use. (No specific rental rules found; lease terms are not addressed.)
- Parking & vehicles: No parking on roads for over 6 hours. Vehicles must be kept in garages or on driveways within the Buildable Area. Inoperable vehicles visible from neighbors are prohibited. Vehicle repair is not allowed except emergencies or approved construction. Recreational vehicles may not be operated on the property for recreation.
- Assessments & fees: The association can levy regular and special assessments. A one-time membership fee may be required at time of lot purchase. Non-payment creates a lien on the property. Assessments are computed per parcel, but specific amounts are not set in this document.
