What Beach Club Village at Val Vista Lakes's governing documents say
Beach Club Village At Val Vista Lakes is a 27-unit condominium in Scottsdale, AZ — you own your unit individually and share ownership of the common elements, which the association maintains through per-unit assessments. This declaration governs use, leasing, pets, vehicles, and architectural changes.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceilings). The association maintains all common elements; you maintain your unit's interior and certain limited common elements like patios and covered parking spaces shown on the plat.
- Single-family residential use: Units may be occupied only by a 'Single Family' — one or more persons related by blood, marriage, or adoption, or a group maintaining a common household. No business, profession, or trade may be conducted in a unit.
- Leasing & rentals: No unit may be leased for less than 30 days. You must lease the entire unit, not just a room. Leases must be in writing, and the tenant must comply with all governing documents. The association must be notified of lease start/end dates and occupant names.
- Pets: A 'reasonable number' of house pets allowed. Dogs must be leashed (max 6 ft) when outside the unit. Owners must immediately remove droppings from common elements. The board may restrict size and number of pets and where they can go.
- Parking & vehicles: No trucks, trailers, campers, boats, or recreational vehicles may be parked except pickup trucks under 3/4 ton with campers ≤7 ft high, or mini-motor homes ≤7 ft high and ≤18 ft long used for basic transportation. Inoperable vehicles visible from neighboring property are prohibited. No parking on streets within the condominium.
- Architectural review: Any structural addition or alteration within a unit requires prior written approval of the Architectural Committee and a licensed engineer's certification. Nonstructural changes visible from the exterior also require approval. Antennas, satellite dishes, and exterior signs are prohibited without committee approval.
- Assessments: Common expense assessments and special assessments are levied against each unit equally (1/27th each). Nonpayment can result in a lien and suspension of voting rights.
