As a unit owner, you own your office space and share ownership of the building's common elements; the association maintains these common elements and funds operations through per-unit assessments calculated as a percentage of each unit's gross square footage.
- Unit boundaries & what you own: Your unit's vertical boundaries are the building's exterior walls or the centerline of any party wall separating your unit from another unit; the horizontal boundaries run from the top of the floor slab below to the bottom of the unfinished ceiling. Utilities and fixtures within your boundaries that serve only your unit are part of your unit; those serving multiple units are common elements.
- Common expense assessments: The association levies common expense assessments against each unit proportional to its gross square footage as a percentage of all units in the condominium. Each unit's gross square footage includes its base area plus a proportional share of any utility room located in the same building.
- Party wall responsibilities & costs: If you share a party wall with an adjacent unit owner, you each pay 50% of any maintenance, repair, or replacement costs. Exception: if damage is caused by your negligence or willful act (or your agents', tenants', or guests'), you alone are responsible for the full repair cost.

During the Period of Declarant Control (ending 90 days after 80% of units are sold, or 4 years after the declarant stops offering units for sale), the declarant (Cholla Estates LLC) can appoint and remove board members.
- Unit alterations & improvements: Any modifications to fixtures or improvements located within common elements or that affect shared utilities must be installed by the association or approved by the Board of Directors in advance.
