Desert Ridge is a standard single-family home HOA in Green Valley (Scottsdale, AZ). You own your lot and house; the association maintains common areas and private streets. The community is age-restricted (55+), with occupancy limits on minors. Owners must follow architectural review for any exterior changes, and leasing is limited to 28-day minimum terms.
- Age restriction (55+): At least one occupant per lot must be 55 or older. Minors (under 18) cannot reside for more than 3 months in any 12-month period. 80% of lots must be occupied by a person 55+ to maintain the housing-for-older-persons exemption.
- Architectural review: Any exterior alteration or addition (painting, fencing, landscaping, etc.) requires prior written approval from the Design Review Committee. Submit a detailed application with drawings, dimensions, materials, and colors. The committee responds within 30 days; if no action, the request is deemed approved.
