McCormick Ranch is a single-family-home HOA in Scottsdale, AZ. The documents here are application forms and architectural guidelines, not the full rulebook. They describe the process for getting approval to change the outside of your home or property. The full CC&Rs and rulebook are referenced but not included.
- Architectural review required: You must get written approval from the Architectural Control Committee (ACC) before making any exterior change visible from the street, common areas, or neighbors’ properties — including painting, landscaping, fences, additions, roofing, and even replacing existing colors. No work may begin until you have written approval.
- Application process & deadlines: Submit a completed application with all required items (site plans, samples, photos, etc.) by noon on the Friday before the next ACC meeting. Incomplete submissions won’t be reviewed. The ACC meets the 1st and 3rd Wednesdays at 1 PM. Approval decisions are supposed to be made within 30 days of a complete submission.
- Appealing a denial: If the ACC denies your application, you have 30 days from the denial letter to appeal in writing to the Board of Directors. The appeal will be heard at the next regular Board meeting. You get a strict 5-minute presentation time. You can propose modifications to the ACC directly instead of appealing. Board decisions are final.
- Specific forms for different changes: Separate application forms exist for paint color changes, landscape changes, artificial turf, general modifications, and porta potties. Each form lists required attachments (e.g., paint samples, turf samples, site plans). Artificial turf requires a dedicated application with a 12”x12” sample.
- Porta potty rules: A porta potty or outhouse may be placed only during approved construction. Only one allowed, maximum single-standard occupancy. Must be cleaned at least once per week. Written approval from the compliance department is required before placing it on the property.
- Committee composition & standards: The ACC has 3 or more Board-appointed members who are McCormick Ranch residents. They consider compatibility with the neighborhood’s architectural theme, and their decisions are based on the CC&Rs and Rules & Regulations. Lack of knowledge of the rules is not a valid appeal reason.
- Fees & fines: Your assessments and any special use fees must be paid in full before your application will be reviewed. If you start work without approval or violate rules, you may be liable for costs to bring the property into compliance.
- What this document doesn't cover: These documents are only the architectural application forms and committee charter. They do not contain the full set of community rules such as parking, pets, leasing restrictions, noise, garbage, or assessment amounts.
