Senpark Condominium is a 60-unit condominium community in Sun City West, Arizona (units 17–76, Tract B) where you own your individual unit and share ownership of common elements, which the association maintains and insures, funded by monthly per-unit assessments. The governing board comprises nine elected members serving three-year terms. This document contains bylaws and rules most recently amended in November 1996.
- What you own & maintain: You own your unit's interior (plumbing, electrical, appliances, heating/AC) and the inside of the courtyard; you are responsible for their maintenance. The association maintains the shared building structure, grounds, and carries master insurance on the building (not unit contents).
- Governance & voting: A 9-member board manages the association; three new members are elected each year at the annual meeting (held the third week of November) to serve three-year terms. Each unit has one vote; tenants cannot vote. Proxies are allowed if the proxy holder is also a unit owner in Senpark.
- Monthly assessments & fees: Due on the 1st of each month, assessments cover building insurance, sewer, water, trash collection, grounds maintenance, ordinary repairs, and bank service charges. A separate capital improvements fund is collected each month for future major expenses (exterior painting, roof replacement, etc.). If payment arrives after the 10th, a $10 late charge is added. Non-residents absent more than five months or owners refusing to participate pay an additional $10 monthly.
- Alterations & architectural review: Interior alterations affecting structural safety and all exterior additions (fences, patios, hedges, lights) require Board approval with submitted plans and specifications. Patio covers must match the original Devco design (hip roof tied to building, matching shingles). Roof equipment (solar, evaporative coolers, antennas) also requires approval; ham radio antennas and large satellite dishes are prohibited—only standard rooftop antennas and dishes up to 18" are allowed.
- Pets: Dogs or cats must be confined to your unit so they do not disturb neighbors. When taken outside, they must be leashed and cannot be walked in common areas. No other animals are permitted without prior written Board permission.
- Vehicles & parking: No vehicles may be parked in common areas. Campers, vans, trucks, trailers, and motor homes are limited to 72 hours cumulatively per calendar month in your driveway or along your frontage.
- Maintenance & enforcement: You are responsible for general property upkeep and keeping your courtyard trimmed and orderly. If you fail to comply within 21 days of written notice, the Board can make repairs and bill you for expenses incurred. Complaints must be submitted to the Board in writing; you cannot direct maintenance or grounds staff.
- When you buy or sell: When selling, the seller or agent must provide the buyer with copies of the bylaws, rules, and declaration and obtain a signed receipt. If this isn't completed before occupancy, the Board will send copies by certified mail. At sale, amounts in reserve funds transfer from seller to buyer. The association must provide disclosure of current assessments, unpaid amounts, insurance coverage, and known violations.
