Kaufman and Broad at Greenway Parc at Surprise One is a planned residential community in Surprise, Arizona (established 1999), governed by a Declaration of Covenants, Conditions, and Restrictions. All lot owners must comply with design review, landscaping, use restrictions, and assessments managed by the community association. During the developer's ownership period (up to 20 years or until owner voting reaches parity), Kaufman and Broad retains enhanced voting control.
