- Residential use: Lots may only be used for single-family dwelling units. No business, profession, or trade is allowed unless it is not detectable from outside the unit and complies with zoning. Leasing a unit is not considered a business.
- Leasing & rentals: Leases must be in writing for at least 30 days and must expressly subject the tenant to the declaration, rules, and design guidelines. The owner remains liable for any violations by the tenant.
- Pets: Only a reasonable number of house or yard pets are allowed. Pets must be kept in a fenced yard or on a leash, and droppings must be removed promptly. No breeding for commercial purposes.
- Parking & vehicles: Vehicles must be parked in garages, carports, or designated areas. No motor vehicles exceeding 1-ton, mobile homes, trailers, campers, or boats may be parked where visible from neighboring property, common area, or street. Towing of violating vehicles is authorized.
