- Residential use & home business: Lots must be used for residential purposes only. Limited home businesses are allowed if they are not detectable from outside, comply with zoning, and do not generate customer traffic or nuisance.

- Signs: Signs visible from neighboring property are limited to: (a) signs required by legal proceedings, (b) up to two address signs (max 72 sq. in. each), (c) 'for sale' or 'for lease' signs no larger than 5 sq. ft., and (d) Declarant's construction-period signs.
- Architectural & design review: All improvements, landscaping, and changes visible from neighboring property require prior approval by a Design Review Committee. The Committee may grant variances and charge fees. Solar panels and antennas are allowed subject to approval and screening requirements.
- Assessments & fees: Annual assessments are levied equally on all Lots to fund common expenses. Late charges apply after 15 days (initial $15 or 10% of unpaid amount). Nonpayment can result in suspension of voting and common area use rights, and a lien on the Lot.
