Arizona Meadows is a standard single-family home HOA in Tolleson, AZ. You own your lot and house, and the association maintains common areas. The rules govern what you can do with your property, including design, parking, pets, and rentals.
- What you can build & change: Only one detached single-family home (max two stories) per lot, with a two-car garage. Any exterior changes, landscaping, fences, sheds, pools, or play structures need prior approval from the Design Review Committee. Fences must be masonry, max 6 ft high; hedges in front limited to 3 ft.
- Parking & vehicles: Passenger vehicles, motorcycles, and light pickup trucks (3/4 ton or less) can be parked in garages or driveways only. Commercial vehicles, RVs, boats, and trailers must be kept inside a garage or in a fully enclosed rear yard (no more than 2 ft above fence). No parking on landscaped areas or streets. Basketball goals are prohibited.
- Pets: You may keep a reasonable number of common house or yard pets (as allowed by local zoning), but only as domestic pets, not for commercial purposes. Pets must be leashed outside your lot, and you must clean up waste. No excessive noise or nuisance allowed.
- Leasing & rentals: You may rent your entire lot to a single family only. No partial rentals or short-term leases are addressed; the document does not set a minimum lease term.
- Assessments & fees: All owners pay annual assessments set by the board. The maximum annual assessment can increase by up to 10% per year without a vote; larger increases require two-thirds owner approval. There is also a one-time working capital fee of one-sixth of the annual assessment upon purchase, plus a transfer fee set by the board. Delinquent assessments accrue 12% interest and late fees up to 18% per annum, and the association can place a lien on your lot.
- Property maintenance: You must keep your lot landscaped (front yard within 120 days of purchase), maintain your home and yard in good condition, and keep weeds cut. Trash containers must be stored out of public view except on collection days. No composting or visible clotheslines. The association can step in to fix problems and charge you.
