The Parke at Laveen Meadows is a single-family home subdivision in Tolleson, AZ, governed by a homeowners' association (HOA). This document establishes rules for lot owners and residents, covering use restrictions, maintenance responsibilities, and architectural controls. It applies to all homeowners and their tenants.
- Architectural review: All exterior changes—including buildings, fences, landscaping, paint colors, and structures—require prior written approval from the Design Review Committee. Declarant and designated builders are exempt during initial development.
- Animals: Only reasonable numbers of common house or yard pets are allowed. Pets must be kept in a fenced yard or on a leash, and droppings must be removed promptly. No structures for animals visible from neighboring property without committee approval.
- Parking & vehicles: No vehicles over 1-ton, mobile homes, trailers, boats, or similar equipment may be parked or stored visible from neighboring property, common area, or street. Exceptions apply for daily-use pickups under 7 ft height/18 ft length and certain work vehicles. Street parking is limited to guest vehicles for 48 hours per week.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and expressly subject to the governing documents. Owners must notify the association of all leases and remain liable for tenant compliance.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are permitted if incidental, run by residents only, occupy ≤25% of the unit, have no exterior signs or visible activity, and operate between 7 AM and 9 PM.
- Signs: Signs visible from neighboring property are generally prohibited, except for legal signs, two small identification signs per lot, and political signs (up to 20x24 inches, displayed between 45 days before and 7 days after election).
- Maintenance responsibility: Owners must maintain landscaping on their lot and certain adjacent public areas, as well as driveways and paved areas. The association maintains common areas, perimeter walls (excluding owner-facing surfaces), and party walls adjacent to common areas.
- Party walls & perimeter walls: Party walls are shared; damage caused by an owner must be repaired at that owner's cost. The association maintains structural repairs of perimeter walls, but owners are responsible for painting the surface facing their lot and reimbursing half of structural costs.
